Blueprints AI Promises Permit-Ready Architectural Blueprints in Minutes

Blueprints AI, a Santa Monica startup founded by architect Al Dram and data scientist Coco Cao, uses AI to turn sketches or PDFs into code-compliant construction blueprints. It unveils its second-generation software at TechCrunch Disrupt.

From Thesis Idea to AI Startup

Nearly two decades ago, Al Dram wrote his final thesis as an architecture student about software that could generate design documents for school buildings. The technology his idea required did not exist yet. That changed when OpenAI released ChatGPT in November 2022, and within six months Dram had launched the concept behind Blueprints AI.

Dram earned bachelor's and master's degrees in architecture from the University of Tehran and completed two years of PhD coursework on digital design at the European Graduate School in Switzerland. He moved to the United States, opened an architecture firm called Drams Design-Build in 2018, and added a construction business in 2021 after obtaining a general contractor's license.

Second-Generation Software Debuts at Disrupt

Blueprints AI, officially incorporated in 2025 in Santa Monica with co-founder Coco Cao, was selected for the 2026 Startup Battlefield 200 and is exhibiting at TechCrunch Disrupt, taking place October 13 to 15 in San Francisco. The startup is unveiling a more capable second-generation version of its software at the event.

The company trained its models on eight years of approved drawing sets from Dram's design and construction firm. The first-generation software produces architectural construction documents and costs between $3,200 and $8,500 per month depending on the plan, with custom pricing available for enterprises.

Version 2 lets customers start with a description or sketch of a project and create blueprints for every aspect of a building at once, including architecture, structural, mechanical, electrical, plumbing, and interior design. Users can design and make changes to the project, and one design change updates the entire project while being checked against local building codes. Early customers are already using the second version, which becomes publicly available this week.

Keeping Licensed Architects in the Loop

The startup is already working on a third version that will add structural analysis and electrical panel design. According to the co-founders, the technology does not replace licensed architects. Licensed professionals still review the documents and affix their seal before submitting them for permits.

Dram said architects spend about 80% of their time on drafting and only 20% on design, and he wants to flip that ratio. Blueprints AI targets professional architecture, engineering, and design firms as well as developers and real estate owners. The software is offered as a subscription, and a one-time flat-fee option for single projects may be added.
